What It Costs rates
A rates page that says “contact for pricing” loses to a listing that shows a number. Publish the rate even if it is a range — guests are comparing you against listings that show one.

The direct booking difference
Booking through a listing site typically adds a guest service fee of roughly 12–15% on top of everything above. Booking here does not.
TELL CLAUDE: if you want, I can put a worked example here - "a 4-night summer stay costs $X here vs $Y on Airbnb". It is the single most persuasive thing you can put on this page.
The small print
Policies terms
TELL CLAUDE: your cancellation terms. How many days ahead for a full refund, what happens inside that window, and whether the cleaning fee is refundable. Guests look for this before they book, and a vague answer costs you the booking.
TELL CLAUDE: deposit amount, when the balance is due, and how you take payment.
TELL CLAUDE: times, and whether early check-in or late check-out is ever possible.
TELL CLAUDE: do you have a rental agreement guests sign? If you have it as a PDF I will link it here. Booking direct means you carry the terms yourself rather than relying on a platform's, so this is worth having.
